Your new home is the biggest and most important purchase you’re ever likely to make. Our sales consultants understand this fact and are trained for this responsible job. All our sales consultants have full authority to liaise with everyone connected with your purchase and move, and they’re in constant contact with head office, production staff, local estate agents and your solicitor and mortgage advisor.

They’re in overall control of the construction work on the development. The first time you’ll meet the site management team is at your Meet the Builder appointment. This will be arranged when your plot is at “first fix” stage or if your plot has progressed further. It’s likely that you’ll meet the builder on your visits, as all site management teams are involved at every stage of building your new home.

After your Meet the Builder Appointment, the next time you’ll officially meet with the site management team is when you carry out your pre-handover walk-through, which will be approximately 2 weeks before legal completion. The site management team will make sure that all work is satisfactory and arrange to put right any teething problems once you’ve moved into your new home.

We have a friendly team of staff at our head office in Loughborough who are only a phone call away. However, if you’ve any questions or negotiations related to your new home, our sales consultants are on site and best placed to help.

Now we know who will be helping you, let’s take a walk through the process.

Your solicitor will oversee the purchase of your new home and take care of all the legal aspects. This means that they will sort contracts and fund transfers, advise on legal matters, conduct local council searches and complete the Land Registry.

If you don’t already have a solicitor, our sales consultants can supply you with the details of some local independent firms who work with us regularly.

Your mortgage advisor can help to find the right mortgage to suit you. They can help to get you qualified for your purchase and explain the application process. Your adviser will recommend the most appropriate mortgage and complete a decision in principle with the lender.

Mortgages

Applying for a mortgage can seem like a daunting task but being prepared will help the process move as smoothly as possible. You will need to provide information such as utility bills, credit reports, insurance policies, P60 form from your employer, your last three months’ payslips, proof of identity such as passport or driving licence and up to 6 months of bank statements.

Insurance

Alongside your mortgage, you should also arrange the insurance of your new home. Building insurance is essential and all lenders will insist you have it in place from the point where you exchange contracts.

Adding your personal touch

Now it’s time to make your house a home. Depending on the specification of homes on your development, there may be a range of choices for kitchen or bathroom fitments within the purchase price. Subject to the build stage of your plot, some extras or options may be available. Please speak to your sales consultant for full details.

Exchange of contracts

Before contracts are exchanged, it’s good practice to ensure all searches are complete, mortgage funds and the offer are secured, completion date is confirmed, and that you’re happy with the details of your contract.

The next stage in the home buying process is for the respective solicitors to exchange signed contracts. At this time, you will also pay the exchange deposit for your new home to William Davis Homes.

Six-week contract exchange

We work hard to get you from reservation to exchange of contracts in just six weeks, as we want to give everyone involved time to get things just right.

To achieve your six-week exchange of contracts, we carefully chase and manage contracts to make sure everybody’s kept in the loop, from your solicitor and mortgage advisor to our head office team. It’s the best way to make sure everything runs smoothly, with no last-minute hiccups.
